The following represents thi's writer' sunderstandingof those items discussedand/or agreed upon: 1. RichardHuelsman opened the meeting by reviewingJ.C.Penney's fixture plan, Kekst. Associates' progress JDrfnts (approximately, 33%,_complete),and Kekst Associates' code invest,igation, and analysis . After review of those docwnents with allpresent"thefo~lowingconnnentsweremade: 2. KekstAssociates' code .. investigation, page 9, lists the occupancybreakdo"Wl1 for men's andwomen'stoile:t?as.'70%for fernalesand 30% for males, \vhich is in accordance with the qoutllern Plumbing Code, Table 922.3. . However, Coy Perry states that the GttY,ordinance has adopted a SO/50 ratio. . Coy agreed thatthe70j30ratio . ,was more practical in a retail facility and advised.that ifJ. C. Penn€!* w~uldwrite to .the city stating that their nonnal occupancy.ratio is i a.ppr<pximately ..70/30, he would go along with our breakdown which is inaccotdante withtheS.B.C. 3. Coy Perry and Harry Davis asked that where our new exi tdoor was added ,which exitsintothemallfirecorri~or, 'J.C. Penney define. this area as 'a clear path of travel so fixturesareinotplaced in the aisle. Penney.Store #2184 KJKjjn 84067 Page 2 Richard asked if non-treated wood shelving could be used for J. C. Penney's stock shelving. Thebuild:ing department replied that this would not be a problem. Richard 1:0 write to the city with a more detailed explanation 'of the wood shelving system to be used, as well as 'anticipated heights. Coy Perry felt that \ the dead end corridor that leadsto the fan room's air lock door exceeds 20'-0" as allowed per Section 1104.2 of the S.B.C. ~ suggested Richard restudy this area, possibly increasing the sIze of the airlock room to incorporate the existing corridor and locating the doo,r at the end of the new,.shortenedcorridor · 6. Richard asked if nattrral gas could be used . for the ernerge:rtcy generator. or if fuel oil had to be used. Both Coy.~and Harry advised that the 'codedid not stipulate what could or could not be used. They thought the mall used natural gas but suggested we contact C.B.L. and ask what the mall uses. Alldra\vings submitted to .the building department for review must be stamped', dated and signed in the area of the stamp ,by a State of Texas registered architect.or engineer. Coy Perry gave Steve Lucas and Richard Huelsman .a copy of the city procedures for plan review and building permit process . Richard . stated it was his understanding that C.B.L. was responsible for Phase I project concept and siteplan'review and approval, Phase II utility construction plan review and 'approval ,and:KekstAssociates and Engineers- Constructors, rnc . are re sponsible for Phase III building pennitapplication,. review and approval'. Following _this meeting Richard visited with SherryVolk,planning teclmician for College Station, who advised him thatC.B.L. should start Phase I approvals at the time 8 copies of the. site plan as (;lppro'led by the plan rev-iewcommittee al~e sub- mittedto the,planning department. Richard Huelsman, byway of a copy of these minutes to Buck Schimpf and Bob' Moseley, requests that they kindly verify this statementtoconfinntheir agreement with s.ame. Coy Perry advised that the best way to obtain ourbuilding'permitwould be to walk! thedrawings..through all divisions of the building department. This process would take approximately 2 days. Three sets of stamped, signed and ,dated drawings would be required for this process. . 12. C.B.L. must get site plan approval and'utilityapproval prior to Kekst Associates.being allowed to apply for building' permit. 13. Coy and Harry explained that it. would be mandatory for the' fire alarm system to be connected to the fire department prior to the issuance of any type of certifica te of occupancy . Building permit.. fees will be .in accordance with .the schedule established. in the Southern Standard .Building . Code . Coy gave Richard a copy... of C'ol Ie ge Station 's Plan. Review Report which his plan .reviewers use as a guide when checking drawings . It was suggested we use this formagains.t which to check .our drawings, .to assure .wehave..met all of the requirements of the City. We were also given an S..B.C. checklist to verify that all applicable sections under mercantile are adhered to. It was also suggested that we fill in this S.B.C. fonnaswefinalizeourdrawings, referripg to each specific sheet of our drawings where code requirements are met (such as Fire Alarms -then refer to DrawingE-3or wherever the fire alanns migtlt besholffi on our drawin,gs). 16. AfterC.B.L. gets site plan approval and utility approvalSherryVolk said we would have to submit 8 copies of our.landscapingp1an. (inside of 3. C. Permey's sidewalk area) for landscaping approval. 17. Richard received from the building department the names of several reputable architectural finns to hire to provide local field representation. They are: A. B. Leon Williamson 4444.
