AN, ORDINANCE REZONINGA2.53 ACRE TRACT ,OR PARCEL OF LAND LYING AND BEING SITUATED IN
THE CRAWFORD BURNETT SURVEY, BRAZOS' 'COUNTY, TEXAS ,AND BEING A PART OF LOT IIEII OF THE
O.M. BALL SUBDIVISION, AND BEtNGMORE PARTICULARLYDESpRIBED BY METES AND BOUNDS IN
THE BODY OF THIS ORDINANCE, FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-l TO GENERAL
COMMERC IAL DI STRICT C-1.
BE IT ORDAINED BV THE CITV COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Councilheldapubl ic hearing in the City Hall at 7:00 P.M.. on Thurs-~
day, on the questton of rezoning certain areas within
the City Limits,:
AND, WHEREAS, the City Co~ncll has determined the following:
To rezone or changetheclasslflcatJonof a1'1 that certain 2.53 acre tract or parcel of
land lying and being sltuatedinthe Crawford Burnett Survey, Brazos County, Texas, and
being partof.Lot I'Ellof the 0, M, Ball Subdivision as shown on the plat of said sub-
divIsion recorded in Volume 57, Page 1, of the Deed Records of Brazos County~ Texas, and
being partofthe.<t5acretract of land conveyed to Waldo Walker in the deed recorded in
Volume 92, P'age?l,ofthe Deed Records of Brazos County, Texas, and being more parti-
cularl,y described as follows:
BEGINNING at the [ronrod set at the intersecti'on of the northeast right-of-way
line of Farm to Market Road HNo.2154 with the fence found marking the northwest line
of the before mentioned Lot liE";
THENCE N 45010 111'1 Eel ong the beforement i oned fence and northwest 1 rne of Lot
liE" fora distance of 272.93 feet to an iron rod set for corner, same being a west corner
of a 69.77 acre Tract No. 2;

THENCES 32'30'20" Ealong a southwest line of the before mentioned Trac.t No.2 for
a distance of 413.13 feet to an iron rod set for corner at a fence corner, said iron rod
also being the west interior ell corner of the said Tract No.2;
THENCE S 54058'06"W along a fence and a northwest 1 ine of the before mentioned
Tract No.2 for a distance of 302.02 feet to an iron rod set for corner in the before
menti6ned northeast rlght-of-way line of Farm to Market Road No. 2154, said iron rod also
being a west corner of the said Tract No.2;
THENCE N27003'43" W along the before mentIoned northeast right-of-way line of
Farm to Market Road No. 2154 for a distance of 369.86 feet to the PLACE OF BEGINNING
containing 2.,53 acr~s of land more or less, from Single Family Residential District R-l
to General Commercial District (-1.
And it is ordai'n~d that s~id change shall become effective immediat~ly.
