These lots abut non-residential uses (warehouses,da'lcare center) on two sides.
The requested zoning should he compatlblewith area uses and provides a reasonable step-
down in zoning intensity from the adjacent C-l to the south.
This area isgenerall'lsultahle for the requested zoning. The lots meet the depth
and area requirements for the A-P< district. A-Pis identified in the development poli-
cies asan approprtatebufferbetween residential areas and more intensive uses.
These lotswereoriginall'1 platted'for four-plex development. The existing four-
plex at the corner of Sara Drive and Longmire (Lot 14A) limits the opportunity for esta-
blishing a low intensity buffer between the residential and commercial uses in this area.
