of Lot 16,. Lakeyiew Acres, Morgan Rector League, Abstract No. 46,

have some questonswewould like to have your help in resolving.
First: We would.like for Morgan"s Lane which borders this property
to be widened and .upgraded. We need to resolve the question as t,o
thewidth'of the street, right of way, and any easements. It would
be our preference to put ina47 foot wide street in the e~isting
50 'foot right of way and grant a 10 foot easement on qoth sides o~
the street.
Second: We would liketb resolve the question of where we can locate
a curb cut on Texas Avenue. We' would like for it to be near the
southwest corner (as, showrion the attached drawing) to enhance the
flow of traffic through our proposed center.

STAFF COMMENTS:
The current R-I zoning is not in compliance with the land Use plan. Adjacent
tract to the south has been rezoned to A-P in compliance w.ith the plan. Although
th's tract has adequate depth and area for commercial development and is well
bu fered frof!! residential areas, A-pzoning is recommended for this tract to
ma ntain campl iance with the land use land.

The Planning and Zoning Commission was not able to reach a decision on this
request~when it was considered on September 4, 19.84 . Motions made to recom-
mend approval or denial of this request failed (by tie votes). Please see
the. e,nclosed minutes of the September 6 meeting. The Commission tabled this
item for further consideration on September 20.

On 9-20-84, after taking agenda item off Itstabled position and additional
brief discussion of the request, p&Z voted to recommend rezoning of this
tract from R-l to C-1 (4-2) with Martyn & Tongco voting against the motion.
