This tract. is located. between a C-I zoning district and an R-3 zoning district.
The tract has adequate depth and area for commercial development.
In considering a C-l reqLJ8st at this location the Commission and Council should
take the following into account:

Since the adoption of the land use plan there has been a 6.20 acre
area established on University Drive to the east of this tract (adja-
cent to the R-3 district).
The cOrnrnercialdevelopment poliCies included in the City's comprehensive
plan encourage the location of cOrl1/Tlercialactivities at the>intersection
of thoroughfqres. These policies discourage the extehsionof cpmmercial
areas along thoroughfares.
The exlstihgcommercial area to the east of this tract provides for
commercial development in accordance with the land use plan.
The existing R-lzoning is not appropriate in this location. A higher density
residential.zonlng clistrlct, such as R-4 or R-S, would be in compliance with
the land use plan. A-Pzbning would be consistent with the land use pattern
established to the east of this tract. Either A-P or some apartment classi-
fication would provide an appropriate buffer between the C-l tract to the
west and the R-3 tract to the east.
The staff would recOmmend A-P or an apartment classification.

recommend to Counc j lthat th is tract byr-ezoned to A-P (4-2 Ka j ser & Brochu
