Pr'o:posed C-l~ndA~Pareas ar'e located :at the projected intersection
of two mincrrarterlal streets. Adjacent tracts to the west were
recently rezoned to C-1 and A-P.

deviatIons from the land use plan.
The fel1ewlngchanges haveoccufred in this area since adoption--
of theClty~s plan:
1. The proposed HollemanStr'eetextension width has been
increased te handle addltional traffic loads.
2, A. large C-l andA-P area has been establi.shed west of
the subject tract.

with the.C-l tract at the southwest corner of Dartmouth and Holleman changed

by a vote of 2-1-1.
Additional Staff Comments:
TheP&Zrecommendation,for C~l zoning on only aportlonof this request is
not a recommendationforR-l zoning on the balance of the tract. The Com-
mission was not able to reach an agreement on changes in the proposal to
address theC-r/R-lconflict in the southwest portion of this tract.
The staff hasadvi sed the app,licant 'srepresentat iveto address the Com-
mlss ion's- concerns by fevers i ng theC-l/A-Ptracts west of Dartmouth or by
provldi'ng an A-P buffer along the common' boundaries with existing residential
areas,
