As requested at our last neeting in"Jt.me concerning the..----u.
possibility of granting an easement fran Anco' $ property along
university Drive to the property which our group is negotiating
to purchase; I am. forwarding. the following proposal.
First, as you know, the City Engineer 'has spelled but in
writing the City's position regarding curb cuts in general.
Basically a landowner will get one curb cut for each 200 ft.
of frontage. Of course each case is ,given special consideration
based on location, site plan' and use. As a rule, of thtnnb
hOtYever; you get 1 cut per 200ft. of ft;-ontage, since there is
a 200 ft. m:ini.tn.m1 ,separation' between cuts ·

Second, the Aneo tract has approximately 3301,feet of
frontage., '!herefore, under the existing accepted regulations
you could receive' either.two .curb cuts at either side of . your .
property . (which would facilitate a1ll.11ti-use easement perfectly)
or 1 curb cut in the center of the .tract negating the possibility
of a second cut since you t~ld have only 100-150 ft. on each
side depending on the width of the cut ·
These criteria would lead tOO to conclude that by granting the
easement weare requesting thatAncoguarantees tv1O'curb cuts
for its property thus greatly enhancing its potential resale
possibilities. It is further evident that by notactfug,Anco
might jeopardize the possibilities of their own second c.urbcut
due to the impending policy amendi:nentsto Ordinance 608. '!he
City Engineer has infonned tOO personally; that, in his opinion,

if the eassnent is granted, Anco is guaranteed a. second curb
cut. He carm.ot put such a. guarantee in writing, however, \.U1til
a site plan is presented.
