Bill Cupp, GTE Shirley Volk, Planning Technician SUBJECT: 83-801: PROJECT PLAN .REVIEW IN>C-N (NEIGHBORHOOD COMMERC tAL) ZONE Convenience Store, Self-service gas pumps & lease office space -corner of F.M. 2818 & Welsh Street The P.R.C. met on May 3, 1983 to review the above mentioned project and after a site plan is presented which includes all the information required by Ordinance 850 Section 5-1.8 will recommend approval with the following conditions:;'~ (1) (2) Show d imen si on son all i sTand s. . (To include i.slands, planting areas, access ways, dumpster locations, utility pads~ etc.) Curb detail to be aeproved by the City Engineer. No exceptlonswill be made for areas indicated on site plan asl'reserved for future parkingl', Dumpster location must be approved by the Director of Public Services (Mac Allen) Landscaping notes must be more spec-ific and include the type and size of trees, type of groundcover. The P.R.C. also recommends additional landscaping on this site because itis in a. neighborhood commercial zone and is nota typical commercial zone. Change the 5.ft. walk in the rear of the building to a 5 ft. planting area and designate the landscaping to be used. A 20ft. utility easement will be required along the south property line and this easement must be shown on the site plan. A fire hydrant must be located within 300 feet of al 1 parts of all buildings as the hose lays. There can be no curb cut at the corner of the 2818 Frontage Road and Welsh Street as shown on the site plan which was reviewed. Include details on paving and curbing. Show curb radiuses.on site plan.
