CARSON PLA,NNERS Description of the Take The take is a O.171-acre (7,447 square foot) rectangular shaped parcel averaging 15.37 feet in depth across the full frontage. Approximately, 2,753 square feet will be taken from the portion of the property used. by the fueling station pad and4,694 square feet of the balance from the center. Approximately 3,493 square feet of paved drive, the concrete curb fronting the drive and landscape trees fall within the take (see Attachment 13). No portion of the buildings but partof38 parking spaces will be taken. Use of the Remainder The remainder can .be reconfigured as shown in Exhibit B-1 so that the loss of parking is only 33' spaces.' The lost spaces are ones that average 500 feet from the main building. The reconfigured remainder will provide. 822 spaces, which . is .49 more.. spaces thCiD required by City ()rdinance. The.cost to reconfigure the property as proposed in ~xhibit B is estimated at $44,500 as detailed in Attac1uIl.ent 14. Either of the two uses ,proposed for the whole property's available pad site could!be developed on the remainder.padsite{see Attachments 15 and 16). The whole property is improved with a grocery-anchored ,shopping center that is efficiently designed but provides 10.1% 'more parking than is. required. 2.
