For yOUr information, .enclosed with this letter are some hints from the City of
Qollege Station Parks Departinent regarding plant survival in difficult situations,
espe'cially. hot parking lot environments. These are provided as hints to assist
you, and should not be considered as requirements.

lANDSCAPING&> IRRIGATION <FOR PARKING. LOT, ISlANDS
IN COlLEGE STATION
Some of the best trees to use in parking lot islands should include the following:
* Cedar Elm (Native tree)
. * Bur, Oak
* Chinese Evergreen Elm
* Green Ash
* Live Oak
* Crepe Myrtle
* Bradford Pear
These varieties can take the hot, dry conditions to survive, but these trees still need ample water the
first year to 18 months to ,get fully<"rooted-in" or established.
Groundcovers which can survive in these islands would inclu,de the/following:
* Dwarf Junipers
* Asiatic Jasmine' (needs some watering during summer months)
* , Liriope
*, Purple Leaf Honeysuckle
* Euonymous. fortunei Coloratlls(Pu.wleLeaf Wintercreeper)
:I< Santolina.. (Qray & (Jreen-. needs,perfect drainage)
* Zoysia Grass (very little mowing required)
The best way to water these wOllldbeby a "dripsystem" or flood bubblers. These should be on their
own separate valve on an automatic ,sprinkler system. Grass or lawn type spray heads do not deep
water a tree sufficiently.
With an earthen watering ring built around a tree a drip emitter or flood bubbler can be set for
ample time to deepwateTthe tree.

with the approved landscape plan as<provided to you by this
office; or2) to bring Treehouse Village up to,current
standards.
- The landscaping plan as provi.dedto you by this office and

Live groundcover is required in all unpaved and otherwise unlandscaped
areas including rights-of-way. Grass may be used and it may be seed or

Irrigation system or hose bibs within 150' of all planting is required.
Once a landscape plan is submitted and approved, if substantial changes
are made to that plan before or'during.planting (even.if the changes do not
lessen the point value) .,a revised plan must be submitted and approved.
Owner is responsible for replacement of dead or, damaged landscaping
within 45 days of notification by the Zoning Official.
Approved landscaping shall be in/place prior 'to issuing the certificate
of Occupancy. Postponement or phasing of landscaping may be requested
through the Zoning Official with approval of bond or letter of credit. For
details see section 11.6.A.

SECI10N 11. lANDSCAPING
11.1 APPLICATION. OF SECI10N:
A. The landscaping requirements of this Section shall apply to all land located tn. the City of
CollegeStatlonandproposed for other ,than single family or duplex development. Such
landscaping requirements shall becomeappllcable as to eachind.1v1duallot at such time as
an a,ppllcatlon forabulldingpermiton . such lot is made. All'landscapmg requirements
under'this.sectlon shallrun.with< the land,. and Its,appl1catlonshall apply against any owner
or subsequent owner.
B. Each phase ofa phased project shall comply with the requirements of this section. Phase
lines,1fdrawn shall.be drawn twenty (20') feet or more from developed site elements (parldng.
buildings, ponds, etc.l.Theportion left for subsequent phases 'shall reIna1n. of developable
size and' quality. No ..bulldingpermit. shall be issued for. a subsequent phase of a proJect until
all requirements ofthJs section have been met.
c. Where avalld ,building, permit is issued prior to the effective date .... of this Section, the
landscaping ordinance of CollegeStatlonin effect at the date of such.1ssuance shall apply to
such permit.
D. When the requiremet).ts> of this Section cc.mflictwith requirements of other PfQviSions of this
Code, this SectionsllaUpreva1l;prOVided, however, that the prOVisioIlSorillts Section shall
be subordinate totheprovisions~f Sections 9 and 10 pertaining to traffic'andpedestrian

11.4SITE PLAN REQUIREMENTS:

11.1 PUBLIC PROPERIlES:
Allmattersinvolvtng the. preseIVatlon, pruning. planting and removal of trees and shrubs in
parks. along City streets and in other public places shall be the responsibility of the
Community Appearance Committee . and the City Forester.
11.8 REVIEW AND APPROVAL BY THE ,PROJECT REVIEWCOMMrITEE:
Landscape ,plans shall berevtewed'bythe appropriate staff as outlined in Section 10.1.
In the . event thafa landscape plan . goes before the Planning & Zoning Commission as per
Section .10.3. or Section 10.4. the Planning and Zo.ning Commission may consider and
approve any.other plant variety not listed in the guide on the basis of Viability in the local
area alone.
The CommtssionrnaY require reasonable screening within a. project. or of adjacent land
uses. and may reJect~nypart1culartypesofplants proposed,1n a landscaping plan, whether
or not previoUS}YClPprovedby.the.CotnmisSlon .orthe .Glty Forester..as to. viability. where a
particular type of . plant is necessary and approprtateforsuch screening purposes. The
Commission shall have no authority to reject any landscaping plan on.the basis of types of
plants proposed for. any reason'otherthanviability, necessary screening, or utility
interference.
11.9. PARKING:
A. Parking of vehicles shall not be allowed on approved landscaped areas or on landscaped
areas for proJects whiCh were built prior to thisoroinance.
B. Parking.,.of vehicles,'. on landscaped areas shall' be considered a violation of this ordinance.

grown plants than BS: B (balled and burlapped) plants.

Water management 'is extremely critical ~o the success of the plants
and can be very difficult on this property since there is no auto-
