EXISTING LAND USE: Subject tract is currently vacant. R-5 area
on the N side of Holleman at Wellborn R. is
vacant. Existing single family uses to the
north, driplexes to the east, and to the west
(along Wellborn Rd.).
COMPREHENSIVE PLAN: Area reflected as low density residential.
Holleman improvements planned and under
cons.truction will provide' (when completed)
a minor thoroughfare carrying traffic from
FM2818 to the Mall area. The Holleman-
Wellborn intersection will be signalized.
ENGINEERING:
Water: Available from 12" waterline on S side of
Holleman.
Sewer: Line serving this area is near capacity at
current zoning. Density may have to be limited
at platting'.
Streets: Adequate.
Flood Plain: Area adjacent to existing channel is in
a 1 00 yr. flood 'zone with' a drainage area
less than one square mile.

development at thi's location may be limited at platting due to
sewer c'oIlstraints.The CNzoning requested is considered to be
appropriate .inand adjacent to residential areas. eN zoning in
this location would serve a large area after the extension of
Holleman'. to Wellborn Rd. is completed. CN zoning would provide a
non-residential' use at this major intersection while allowing for
maximum control of site development and use by the Commission.
