This tract is located. at the intersection of two thoroughfares.
The area is reflected as commercial on the land use plan. All
adjacent tracts are either commercial or proposed commercial
uses. The tract does not meet the minimum depth recommended in
the development policies.' A site plan f.or the development of
this tract' has been reviewed by thePRC and will be considered by
the' commission.
sta.ff recommends consideration of the following al ternatives:
A.Approvalof the request contingent on approval of a
sudivision plat for this tract and the adj.acent tract
consideredforC~l zoning (case #83- ). These tracts
appeartohavebeensub4ivided prior to annexation
withollt Commission te~~,~w of theETJ plat. This would
allow for the provision' of access easements, ec.t. to
enable the two tractsi> to develop as a unit and offset
the shallow depth of this tract.
B . Appro'val'of the request wi th strict si te .plan review
and compliancewithPRCrecommendations. This seems to
be a.more reasonable aliternative as site development is
underway and will be subject'to Commission approval of
a site plan.
