Such an action constituted "contract zoning", which is illegal in thisstate~ ..Therefore, the entire action is void, and the property hasTeverted.toitsoriginaIA-Oclassification~ 4. Only limitedstoragewithin the structure wOQld bepyrmitted, provided a building pyrmitissoughtandissued.. The A-Qzoning district does not list storage as a pyrmitted use. Storage that is accessory in use to the principal use of the property (in this case that use is pastureland) would be acceptable. In other words, storageforyourown.p~rsonaluse (such as hay iap.d cars that are not considered junk vehiclesunderCityOrdinances)maybe..permitted~Storagerelated to a business would not be permitted. Dopslauf propertycclnbe.considered ol1e. ora combInation of . two things:. 1) contract zoningor2)conditiol1alzoning. pOl1tractzoningis void becauseJt has been held.iUegal by Texas Courts since 1984.1. pondi~iorlaLzoning is permi.$sible.However, the sonditions placed on thf3ctev~loPll'lentofthi~. prop~rty in order for the rezoning to take effect were never met by the owner and thus the rezoning has been forfeited by the owner. Thus, this rezoning is voidable.
