The remainingcor)cern ,is a lack of need for additional commercial zoning in the UP area. There is an adequatearnount of 'commercial zoning along Tarrow st., Fed Mart Dr., and pniversityDr. to allow for neighborhood/convenience businesses to serve' this area. The requested zoning is compatible with area zoning/uses. Use and site development in the C-N zone is subject to Commission approval. The staff has no opposition to this request. Lack of need, as cited above, is the only staff concern with respect to this request.
