C-l zoning is recommended on the western portion of these tracts (to a
depth of]68ft.offofTexasAvenuelforthefollowlng<reasons:

area in accordance with the proposed development policies;
b. C-lzonlng to this depth wouldcomplywlth the land use plan
and the pattern establi'shedfor commercial zoning in this
area (south of Miller's lane).
A-P or someapartmentclasslflcationis recommended for the balance
of these tracts for the following reasons:
a . Thlsarea lsreflected as Medlum Density Res i dent ial on the
land use plan,as.istheareato the south;
b9 All adjacent tracts to the south are currently residential.
A-pzoningwould be more appropriate at thls location due to poor
access to this portion of the tracts (accessible only through the
recommendedC-l area} combined wi th (the' current- use north of Bee
Creek (warehouse). The narrowness of the tract and extent of flood
plain at the eastern end could make it difficult to develop this
area separate from 'the recommended C-l area.
p&Z RECOMMENDATIONS:
P&Zvoted 'unanimously (6-0) .to" recommend that the tract from .Texas
Avenue east for a dlstance of 768ft. be rezoned to C~l General Commercial
and the remainderof.the subJect tracts to be zonedA-P Administrative-
Profess,ionalon July 21 , 1983. It was further expl alnedthat thi s
C-l tract would be level 'with theexistlng C-l tract south of Miller's
lane.
