RECOMMENDATION AND COMMENTS:
Reques-ted zoningisconsiqered to be compatible with adjacent
zoning/uses. A-Puseswould comply with plan for uses in this
overall area but would not comply with the arrangement of land
uses reflectedbyplan.Multi~familyand A-Puses have similar
daily traffic generation with higher peak hour traffic generation
byA-P uses.
Rez.oning Lot 14 to A__P would leave the adjacent 3.22 acre tract
(Lot 15) zoned R-4andbounded by A-P zoning on two sides.
Although the two districts are considered to be compatible, this
arrangement would not be consistent with the step down in land
use intensities reflected in the City's plan/policies.
A.-P zoniI'lg on Lot 15 (the adjacent tract to the west of the
subject tract) would be a more logical approach to providing
additionaIA-P-zoning in this area.
