The request from the Area Progress Corporation is to rezone the tract from Single Family Residential District R-l to General Commercial District C-I. The Planning and Zoning Commission recommended approval of the request bya 4-3 vote. The planning staff is reco~mendingdenial. The existing Comprehensive Plan shows the area as low density residential. The new proposed Plan, which should be ad'opted this spring, des>ignates the tract as medium density residential~ This would allow apartment zoning up to 24 dwelling units per acre. Commercial zoning would not comply, except for C-N, Neighborhood Commercial. In this type of commercial district, the Planning and Zoning Com- mission approves the site plan and the specific use of the tract. The plans of the Highway Department are to widen F.M.28l8 to at least 4 lanes at some point-in time. Whether or not. a traffic signal at that intersection is installed, pedestrian movement across the bypass would be extremely hazardous. This is the primary rea-son-forthe plannlngstaff's reco~endations. I am enclosing a location map to show you the exact tract in quest'ion, along with the other areas I have referred to.
