Greetings:
The purpose of this letter is to acquaint you wi th a project we propose to
build adjacent to Rhea'.s Country Store, to be known as Village Square Office
Park. As you.. probably know, that land is platted Neighborhood Commercial in
50' lots, so if developed individually, it could only result ina strip center,
the back of which would face your property.
We propose instead to develop a carefully-planned, well-constructed profes-
sional office park. The project would consist of seven briCk/wood/glass one-
storybllildings at a residential scale, with the average building size being
only 2,600 square feet.
A tree surVey has already been completed. and the site plan has been designed so
that virtually all of the trees can be preserved. lush landscaping is planned,
extet"1or lighting will be well designed ,and there will be absolutely no retail
sales--it is strictly an attractive, garden office park for professional peo-
ple.
You are probably very proud of what the residents of Sandy Circle have accom-
plished in establishing a beautlfulneighborhood, and justifiably so. Our
intent is to produce an office park that will be a very attractive addition to
the area, and one that will help protect. your property values. As homeowners
ourselves, we appreciate your concern for what happens in your neighborhood--we
do too. That is why we are sending this letter. We want to acquaint you with
the park and to invite you to stop by our office to see what we are proposing.

Located in C-N (Neighborhood Business) Zone
The P.R.C. met on September 21,1982 to review parking lot plan for the above
mentioned project. TheP.R.C. recommends approval with the following conditions:*
(1) Extenddri~eway which runs across the rear of the property and connect
it to the driveway across the front of the property (off Longmire Drive)
to provide better c i rculat tOJ1re
(2) Enlarge the islands in the, r~arof property to encompass the power poles.
(3) Maintain a minimum width of 16 ft. at narrowest points of the driveway
across the rear.
(4) Show the drainage flow.
(5) Flip th:~;parklng spaces; face them toward Longmire Drive, thus eliminating
head-ih parking next to project.
(6) Indicate that single phase electrical servicewi11 ,be all that is required.
(7) Locate and identify size and types of trees and shrubs (landscaping plan).
(8) Furnish a listofpossible retail uses which could possibly be established
in this center. Future uses will be limited to approved list.
*Any changes to the approved site plan must be cleared through the Office of
the Director of Planning.

The proposed Village Square Office Park is designed primarily to
provide oifficespace .for professional tenants, such as architects,
attorneys, doctors with non-clinical requirements" . accountants ,and
other.. t.ypical users of.. profess ionaloffice.space. Loveless Construct-
ion Inc. , joint developer of thepro:ject, intends to lease office
space with the stipulation. that no construction vehicles would be
allowed on the site, and no service vehicles would be parked over-
night.
It is our intention that the only retail uses to be allowed in the
project are those directly connected with aprofesHsional service,
where the retail sales is not the primary business, and in any case,
where .no foo.d , drink, or perishables of any sort would be sold.
Allowed "retail" uses would include:
