This project is designed under the requirements of the 1982 SBCC as

A note has been added that the Frontage Road andri gh t of way

A 6 cubic. yard dumpster size with 6 day pick up has been verified by
your Sanitation Department, City of College Station.

As you stated, this project by exceeding 20 parking spaces must be reviewed
by both the Planning Review Committee and the Planning Commission. The site
plans as enclosed are for that review committee. 1 understand the filing
deadline date is set at December 17, 1982 with the Planning Commission date
set at January 6 ,1983.

Subject: Location of Tract' 2, Belmont Place, for Lowes Companies , Inc.
(Lumber Yard).
Dear
1. Several months ago we contracted with Lowes for a site (Tract 2) 300
foot frontage by 580 foot in depth; subsequently Lowes asked that we add
to the Tract, as shown on the preliminary plat, a 60'x30Q' parcel of land
along the Southeast boundary at the West end (rear) of th,e tract, which we
agreed to add to their Tract' 2.
2. Lowes proceeded to prepare their site plan and obtained approval of the
City regarding utilities, parking, drainage, etc. with the added parcel
included in the plans.
3. We have not yet f.iled the plat for this subdivision (Belmont Place) ,
since we needed to wait for the Highway Department to complete their pur-
chase of added R.O.W.between the subdivision and existing Highway 6 R.O'-vJ.
4., This week the State finally purchased the property which now makes the
subdivision adjoin public R.'O. W., and we wish to proceed with the final plat.
5. In preparing the final plat it became apparent that due to the
additional parcel which was added to Tract 2,' the shape of Tract 3 became
irr~gular and probably not salable as revised; so we will wish to plat Tract
3 at some future date into smaller lots which will face Birmingham Street.
6. At the same time we need to widen Tract 1 by 82.77 feet, giving it a
better configuration for our proposed use.
7. This results in moving Tract.282.77 feet to the Southeast but retaining
its same size and shape. This review of what we want to dOl and why, is the
same as our discussion yesterda~but for your record ~f you want to keep it.
8. The question arose with Lowes as to whether or not they would have to go
tn-rough the same site plan, review (which has already been approved), if their
Tract 2 is relocated 82 feet South, which you and I agreed would in no way
effect their plan, since the property will have exactly the same relationship
to curbs, utilities, .andgrades as their approved site plan and the name of,

the Tract will still be Tract 2, Belmont Place.
Please acknowledge with me hereon your agreement to this minor plat adjust-
ment:tand that Lowes will not need to repeat their site plan procedure.
