Staff recommends approval with the following changes#'~:
1. Need 20ft. utility easement location of same to be determined by the
Utilities Department.
2. Check with the City Engineering Department concerning drainage require-
mentsand access. City Engineer must approve both, as well as the type
of paving material used and the size of structure to be used under the
driveway. (15" minimum, reinforced concrete pipe structure required
unless other agreement made with City Engineer). A 6:1 standard mowable
headwa l1is requ ired.

4. Check with City Engineerj.ng.,Departmentconcerning the 100 year flood plain.
5. An additional 3 parkingspa1.es ar:e necessary to comply with Ordlnance

6. Install a 611 raised curb aroundtheenti re parking area and driveway.
7. Screening fence as shown is adequate unless additional residential develop-
ment takes place.
8. Drainage maintenance responsibility will lie with the property owners.
9. Any sign (type, size and location) must be approved and permitted by
the Zoning Official.
*Any changes to the approved site plan must be cleared through the Office of
the/-Director of Planning.
