SUBJECT: Parking Lot Plan - 83-443- REVISED PLAN FOR WELSH OFC. BUILDING
FOR JAN-WIC HOMES, INC.
The P.R.C. met an October 12th to review the as-built plan (see 82-416) which
the P&Z had prey ious Iy den i ed, and .to revi ew a proposed plan, wh i ch comb i nes

Al Mayo, Director of Planning and G~rald Miller, p&Z Representativ~ each: indicated
at this meeting that they are natwU ling to settle for the 4 ft. setback w~Jch
is on the ground, but believe the setback should be changed to the 8 ft. setback
which ordinance requires, and which had been required at previous meetings held
prfor to construction of the project!
If the Planning and Zoning Commission determines itis will ing to accept the
4 ft. setback as itis already built, then the Project Review Committee recommends
the following conditlonsprior to approval:;'\

Show the actual driveway dimension, allowing for cars parked in the angled
spaces, noting that .ther~ will be overhang of cars into the drive area.

Mark a fire lane at the rear of the buildings. Drive must be 20 ft. in rear.
Areas shown as yellow striping should be curbed and included as part of
islands.
Parking spaces in rear of buildings should have islands at ends of parking
spaces, rather than shown striping.
Dumpster location as shown is acceptable if it has no gates.
Required parking for the two buildings as shown is 60 spaces plus spaces for

employee parking. Total parking available is 64 spaces which would
accommodate only 8 employees for both buildings. Additional spaces should
be provided, or building should be made smaller.
(7) Landscaping: Show size and type of trees.
Show typeandapplJcationplanned for groundcover.
SPECIAL NOTE: The entire project isbei-ng considered under this case number,
which includes botH the existing building and the proposed
building. The shaded part of the site plan shows the existing
bui Iding and park i ng lot., as i t is bu i 1 t .
(8) A 6" raised curb is required around all edges of all parts of all paved
areas without exception. (To include islands, planting areas, access
ways, utility pads, etc.) Curb detail to be approved by the City Engineer.
No exceptlons will be made for areas indicated on site plan as "reserved
for future parkingll.
NOTE TO APPLICANT: Nopub]lc.commentwiJl be received at Commission meeting
unless requested by 8 member of theCommissJon and allowed by the chairman.
Applicant may submit any written comment to the Commission by filing same on
the Friday preceding the scheduled meeting.
