As we are presently in the process of obtaining abuilding permit for the exterior "shell only" of Building One, and because the interior finish layout has a flexibility built-in to the design for a potential partial second floor, the total building square footage at this part- icular time is impossible to determine. U I would like to'propose the following solution to the aforementioned problem. The. first building has a maximum possible square footage of approximately 6200 square feet, and since we have 64 available parking spaces for Building One, I would like to suggest that we put as many of these 64 spaces in as possible to give us a "pad" on the ratio until the exact square footage is determined from interior layouts. It will become my responsibility then to inform you at the time the second phase maybe permitted,. what the exact' status of the square footage for Building One has been resolved at. Futhermore,I assure you that both in the best interest of the:'city, with regards to future additions of square footage by future owners to their individual units, 'and in the best .interest of the project itself, any future additions to available square footage will be forbidden in the condominium by-law doc.uments. I hope that you will find my proposal as an acceptable solution to this problem. Idoappreciate your working with us, particularly in a case like this, where circumstances do not permit an easier, more straight forward approach. Post Oaks, Pines and Pecan. (2) Four (4) Crepe Myrtles (minimum) will be required along driveway and in islands. (3) An oak will be planted in the island at the southwest corner of the building . Any trees that die must be replaced as per the City's Zoning Ordinance. Let me know if there is anything else you need.
