SUBJECT: Basic PlumblngSupplyOfc/Warehouse (83-410)
The P.R.C.metonthisdate to review the site plans for the above mentioned
proJect,and ,.recommends approval with the followi ngchanges :';'~

Show the required parking spaces and the parking spaces provided.
Furnish'.dralnage,.,pJ.ans.'to the....Ci.ty Eng,ine,er.,which include',.the' existing
rate of runoff, the rate of runoff after construction, contour lines, both
existing and fInal.
Suggest thepavedareasbe'thTcker than the proposed 4" concrete.
Theutilltydesign may require future, easements. Maintain a 15ft. clearance
from.thecenterlineofutility poles to any building. Locate all existing
utllitypoleson the plan.
Public access easements cannot be blocked. If relocation of (access easement
cannot be confirmed and approved {across rear of property), the proposed fence
may have to run along easement line rather than'propertyline. ..
Change configuration of curb cut because as shown, it intrudes on neighboring
property.
A61Iraised>curb<is required aroundall.edges of all parts of all paved areas
without exception. (To includelslands, planting areas, access ways, dumpster
locati.ons,utlllty pads, etc.) Curb detail,to,be approved by City'Engineer.
No exceptions will be made for areas indicated on site plan asl'reserved for
future parki ngll .
Check with the Dlrector of Public Service,S (Mac Allen) concerning dumpster
requirements and location of dumpsters.
Furnish additional', information ,on' location map.
Electrical service will be ganged at one point.
Check wlthZoningjOfficial concerning sign size, height and location, all
which must conform to ordinance.
Locat on of telephone service will be similar to the electric service, with
condui provided.asspecified.

not paved, these spaces cannot be open to public use, and cannot be
counted toward required parking.
