The B.R.C. met on this date to review the site plans for the above mentioned

project, and recommends approval with the following changes:*

This letter, is in response to thePresubmi ss ion
Conference Memorandum. dated August 8, a copy of whi ch is
attached.
Kling Engineering and Survey;ng(KES)has verified
that the existing building .onL.otE-3doesnot violate
the 7-1/21 minimum si deyard setback 1 inewi th the buil d-
ing being situated 11.65 feet from the side line (a
concrete facade is 7.65 feet from the side line).
In reference to access, the lot line between Lots
E-2 andE--3 runs down the existing concrete driveway and
should provide adequate access to both lots.
If further information or clarification is needed,
please advise.

Dear Mr. Taylor:
It has come to our attention that an auto service shop belonging to Mr. Asad
Almani is occupying. a lease space in the Valley Business Park at 3900 South
Texas Avenue. Our understanding is that you are the landlord/owner of this
building. Since you proposed an office-warehouse facility and only supplied
parking for that use, the auto service shop cannot be allowed to remain. In
the process of investigating this question, we have also discovered other
problems. IIProCycle" has retail and service areas. Neither of these ,uses
is allowed since this would be converting an office-warehouse into a shopping
center by definition. We have a question about possible manufacturing
activities at IlCongleton's". IISavinlf would appear to be using much more
offic~ space than warehouse. You designed parking for lease spaces that are
mostly warehouses.
Please contact me as soon as possible so that we may resolve these matters in a
timely manner. I would greatly appreciate your cooperation in helping us
find a reasonable solution. Thank you.

Thank you for your cooperation regarding the parking arrangement
at the Valley Business Park. P1eas~finden61oseda copy of the
previously approved plan along with .~ detail of the parking situation
at the Park.
As we discussed, the landlord will increase the parking spaces by at
least four beginning behind the north end of the building (see plan).
This will give us a surplus of three or more parking spaces.
Please acknowledge below that this increase more than satisfies the
City's requirements.
