right-of-way line then the fence will start at a point fifteen foo;:tfromithe
right-of-way of Poplar.

SUBJECT: Parking Lot Plan - Retail Space (Video Hut), Texas Avenue
near Poplar (83-402)
The P.R.C~met on this date to review site plans for the above mentioned
proj ect,and recommends approval with the follow i ng changes:~'~

Suggest a4 ft. walkway between parking spaces and building for
protection of bull ding.
Suggest removal of the sidewalk from the.front of the building
leading directly to Texas Avenue (for safety reasons) .
Suggest putting the6n raIsed' curbing 2ft. off property line between
this property and the neighboring property to serve as whee1stops.
(Parking spaces, then, will only have to be 18ft. long, plus the
addi tion of the 2 ft,. overhang).
A 6" ralsedcurb is required around alled~es of all parts of all
paved areaswithoutexception~ (To include islands, ~lanting areas,
access ways, dumpster locations,util ity pads, etc.) Curb detai 1
to be approved by the City Engineer. No exceptions will be made for
areas indicated on site plat as IIreserved for future parking".
Show the existing utility easement (between this property and the
neighboring); utility service will be to the back corner of this
building.
Check with the City Engineer regarding the width of the existing curb
cut and the proposed width of driveway.
A fire hydrant must be within 300 feet of all parts of building as
the hose lays.
Check with the Director of Publ icServices (Mac Allen) concerning
trash pickup. In the event property is sold in the future, provisions
for dumpster will have to be made.

*Any changes to the approved site plan must be cleared through the Office
of the Director of Planning.
Provide 2 copies of corrected site plan prior to applying for Building Permit.
