Scarmardo entered into an agreement concerning ingress and egress across Sam C. Scarmardo's property lo.cated at 1101 Anderson, College Station, Texas. I.Q. Development, Inc. is at this time constructing the Anderson Ridge Shopping Center w.hich is. adjacent to Sam C. Scarmardo's property and they contemplate having a formal easement agreement executed which reflects meets and bounds, but this letter is in addition to this agreement and states the terms for the consideration of the easement.- The consideration in consideration for allowing I. Q. Development, Inc. and his hiersand assigns to have ingress and egress across Sam C. Scarrnardo'sproperty. I.Q. Development, Inc. will do the following: THE STATE OF TEXAS COUNTY OF BRAZOS I. It will stripe.the existing parking for Sam C. Scarmardo and reserve that parking for his Veterinary Clinic, located at 1101 Anderson. II. I. Q. Development, Inc. will allow Sam C. Scarmardo and his customers/clients, to use the Anderson Ridge Shopping Center parking on an availability basis. This right will continue as long as the easement is in existence. III. That I. Q. Development, Inc. will landscape the premises of Sam C.Scarmardo's property in question, to the City of College Station's requirements around all the construction which will be completed on Sam C. Scarmardo's property. IV. It is contemplated that the southern most curb cut of Sam C. Scarmardo'sproperty will be moved at I.Q. Development, ~ Incls. expense and that the property will be elevated ina manner to effect maximum drainage .for the new curb cut. v. The easem.ent across. the southern portion of Sam C. Scarmardo's shall beat the Southern curb cut with an eighteen (18) foot service entrance easement. The Northern curb cut will be an easement for the general public across Sam C. Sca.rmardo's property an.d it shall be approximately twenty-five (25) feet wide.
