SUBJECT: PrellmlnaryPlat - Harvey Road East Subdi visIon located at the
corner of Harvey Road &E.Bypass Frontage Road (83-306)
The staff held a Presubmlssion Conference on Tuesday, May 17, 1983 to review
the subj ectpreliminary plat. Sta,ff recommends approval wi th the following
conditions :i',
( 1)
Show a 30 ft. private access easement along the western side of Lot
2 wh ich cant inueslnto Lot 1 along the eastern sIde of Lot 3. Staff
would prefer that this also serve as access to the corner lot at the
Frontage Road & Harvey Road which is not included on this plat. The
30footprlvateaccess easement referred to will serve as access to
Lot 2, tot 1 and Lot 3 from Harvey Road.
TheClty En-gineerwould prefer joint access between Lot 3 and Lot 1
or Lot 3 and the lot at the corner of Hwy. 30 and the Frontage Rqad
fromtf1eFrontageRoad.
Contact Joe Guidry in the Electrical Department concerning necessary
utility easements, location of easements and type of service desired;
show easements on plat.

Drainage easements must be shown and reflect the drainage plans which
are acceptable to.tbe City Englneer.
Change thebuildlng line at the rear of lots to reflect the required
15ft. setback;frontsetbacki 525ft., and 5 ide setbacks a re 7~ feet.
Remove the 10 ft. building line shown in the area which will become the
30 ft. private access easement.

FURNISH 10 COPLESOFTHE REVISED PLAT TO THE PLANNING DEPART,..1ENT BY 5:00 P.M.
ON THURSDAY, MAY 26th TO BE INCLUDED ON JUNE 2nd P&Z AGENDA.
