SUBJECT:
Auto Parts Store Addition.- Texas & Cooner
The P.R.C. met on June 15,1982 to review site plans for the above mentioned
pr'oJec..t.. rne'P'~R. €.'reeommends' ap-p:Fovalwktn the.followi,n.g:cooditions : it~
(1) Install Gllraised curb around islands; use wheel stops in parking
spaces so future expansion can take place.
(2) The allowed ('compound'l parking is specifically for auto
repai r shop use on ly .
(3) Show a phase line for the separate phases to be completed.
(4) Show alJthe raised curbs and curb cuts inall phases on the revised
sIte plan.
(5) Install screen. fence along the property lineas required by City
Ordinance to separate this project from adjoining projects which
are zoned residential ·
(6) Need 10 copies of revised site plah today (June 15th).
*Any changes to the approved site plan must be cleared through the office
of the Director of Planning.

Need additional fire hydrant to be within 300 ft. of the fa.rthest.

The addi:tionto the building must be on the property line wlth

Because the existing building is too close to the property line,
it should be considered aNon-Conforming Structure.
Separate the. addition from the- existing building ei.t,her by a 15. ft.
separation ora 4 hour fire wall with "no penetration.,
Put in an 8 ft. . setback wi th ra i sed curb-.
Suggest YOU' put the new building on Lot 3 and turn it to 'fit
the lot, locate the f i-re hydrant at either of two locat ions
suggested, and bring in a completely revised site plan before
the P..R.C..canrecommend approval.
