AGENDA ITEM NO.3: (82-101) We have prepared a study/plan of the area. Since it is
in color and since we have not had time to prepare multiple copies, you may wish to
come by the office prior to the meeting to see and/or discuss it. Please call for an
appointment before you come. Basically, we have determined that there is more than just
adequate sewer capacity to serve the area, and we will recommend approval of the R-4
request. Like most things, there are several variables that will affect the recommenda-
tions on the remaining undeveloped acreage. We will discuss these at the meeting, or
in the office if you wish, prior to the meeting.
AGENDA ITEM NO.8: (82-504) P.R.C. report enclosed.
AGENDA ITEM NO.9: (82-300) Lot 5, proposed for a 5.0 acre park, is only about one-
half the total dedication. I do not know why the developer is platting only this part
now. As of now, no deed has been transferred for parkland for any of the development.
We will be holding all future plats and replats in University Park until this has been
taken care of. As far as consideration of this plat is concerned, the staff recommends
approva I .
AGENDA ITEM NO. 10: (82-301) Lot 3, the Sheraton site, will be widened, probably by
the time you read this, to allow for additional required parking. The staff recommends
approva I .
AGENDA ITEM NO. 11: (82-302) The street right-of-way between the C-l and A-P zones
should be 70 feet because it is a IIcommercial street.1I The street in Block D should be
connected to the street in Block A. Several lots around the cul-de-sac turnarounds are
less than the minimum required depth of 100 feet. These will have to be adjusted. The
street between the R-l and R-3 zones should align with Cedar Drive south of Southwest
Parkway. The IIprivate access alleys'l should be paved 20 feet wide minimum. The topo-
graphic lines should have elevations so they can be read. You should have a revised
plat in your packets. With these changes, the staff recommends approval.
AGENDA ITEM NO. 12: (82-205) This is identical to the preliminary. The staff recommends
approva I .
AGENDA ITEM NO. 13: (82-206) This is identical to the preliminary. We recommend
approval, but with a name change on Clover Court, since we have a Cloverdale Street.
AGENDA ITEM NO. 14: (82-207) The owner of all these lots wishes to build a car wash
and washateria. He needs to combine Lot lR and most of Lot 3 into one lot separate from

the remainder. The staff recommends approval.
AGENDA ITEM NO. 15: (82-208) The purpose of this plat is to divide this tract between
two brothers. One wishes to build a house on Lot 1 and needs a plat for a permit. The
access easement provides access to the rear property. The staff recommends approval.
AGENDA ITEM NO. 16: (82-209) This is identical to the prel iminary. The staff recommends
approval.
