WARRANTY DEED
WILLIAM D. FITCH TO AREA PROGRESS CORPORATION

KNOW ALL MEN BY THESE PRESENTS that WILLIAM D. FITCH, of
the County of Brazos, State of Texas, for and in consideration of
the sum of TEN AND NO/I00 DOLLARS ($10.00) and other good and
valuable consideration to me in hand paid by AREA PROGRESS
CORPORATION, 2108 SOUTHWOOD DRIVE, COLLEGE STATION, TEXAS 77840,
as follows:
CASH IN HAND PAID, the receipt of which is hereby
acknowledged,
have GRANTED, SOLD and CONVEYED, and by these presents do GRANT,
SELL and CONVEY, unto the said AREA PROGRESS CORPORATION, of the
County of Brazos, State of Texas,
All that certain tract or parcel of land lying and being
situated in the Robert Stevenson League in College
Station, Brazos County, Texas, being a part of that 7.29
acre tract conveyed to William D. Fitch by deed recorded
in Volume 442, Page 76 of the Deed Records of Brazos
County, Texas, and being more particularly described as
follows:
Beginning at the most easterly corner of the said 7.29
acre tract.
Thence N 32 degrees 12' 28" W - 521.06 feet along the
northeast line of the said 7.29 acre tracti
Thence S 17 degrees 22' 13" E - 539.03 feet through the
said 7.29 acre tract to the southeast line of same;
Thence N 57 degrees 47' 32" E - 138.03 feet along the
southeast line of the said 7.29 acre tract to the Point
of Beginning and containing 0.83 acres of land more or
less.
This conveyance is made expressly subject to all valid and
subsisting easements, restrictions, rights of way, conditions,
exceptions, reservations and covenants of whatsoever nature of
record, if any, and also to the zoning laws and other governmental
authorities applicable to and enforceable against the described
premises.
TO HAVE AND TO HOLD the above described premises, together
with all and singular the rights and appurtenances thereto in
anywise belonging unto the said AREA PROGRESS CORPORATION, its
successors and assigns forever and the said WILLIAM D. FITCH does
hereby bind himself, his heirs, executors and administrators, to
Warrant and Forever Defend, all and singular the said premises
unto the said AREA PROGRESS CORPORATION, its successors and
assigns, against every person whomsoever lawfully claiming, or to
claim the same, or any part thereof.
