ORDINANCE NO. 1399
AN ORDINANCE REZONING TWO TRACTS OF LAND LYING AND BEING SITUATED IN THE CRAWFORD BURN-
ETT LEAGUE, ABSTRACT NO.7, BRAZOS COUNTY, TEXAS AND BEING MORE FULLY DESCRIBED BY METES
AND BOUNDS IN THE BODY OF THIS ORDINANCE FROM HEAVY INDUSTRIAL DISTRICT M-2 TO PLANNED
INDUSTRIAL DISTRICT M-l AND APARTMENTS MEDIUM DENSITY DISTRICT R-5.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Tuesday, December 21, 1982, on the question of rezoning certain areas within
the city limits;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following two (2) tracts of land all lying
and being situated in the Crawford Burnett League, Abstract No.7, Brazos County, Texas
and being more fully described by metes .and bounds as follows:
TRACT NO. 1
Being a 9.139 acre tract or parcel of land lying and being situated in the Crawford
Burnett League, Abstract No.7, Brazos County, Texas and also being a portion of a called
37.06 acre tract conveyed to George McCulloch by H.E.Burgess and Daniel Russel by deed
recorded in Volume 133, Page 560 of the Deed Records of Brazos County, Texas, said 37.06
acre tract also being that same tract formerly platted as George McCulloch1s Industrial
Area, an Addition to the City of College Station, Texas and being recorded in Volume 138,
Page 345 of the Deed Records of Brazos County, Texas; said 9.139 acres being more particular
ly described by metes and bounds as follows:
BEGINNING: at an iron rod marking the most Northerly corner of the former subdivi-
sion, said iron rod also marking the intersection of the Southeast right-of-way 1 ine of
a county road known as Luther Street, with the Southwest right-of-way 1 ine of the Southern
Pacific Railroad right-of-way;
THENCE: S 26052144" E- along the Southwest right-of-way line of the Southern Pacific
Ra i 1 road right-of-way and the Northeast property 1 i ne of the former George ~ICCU 11 och 1 S
Industrial Area, for a distance of 2303.11 feet to a point for corner said point also being
the beginning of a curve to the right;
THENCE: along said curve also being the Northwesterly right-of-way 1 ine of the
Southern Pacific Railroad wye, for a distance of 379.29 feet to a point for corner,
(curve data: central angle = 5303913211, radius = 405.00 feet, tangent = 204.84 feet,
chord bearing = S 00002158"E, chord length = 365.58 feet);
THENCE N 2605214411W - for a distance of 2575.93 feet to a point for corner, said
point also being in the Southeast right-of-way 1 ine of a county road known as Luther
Street;

THENCE: N 45 11'0411E - along the aforementioned Southeast right-of-way line of a
county road known as Luther Street for a distance of 173.43 feet to the POINT OF BEGINNING
and containing 9.139 acres of land more or less. from Heavy Industrial District M-2 to
Planned Industrial District M-l.

Being a 27.921 acre tract or parcel of land lying and being situated in the Craw-
ford Burnett League, Abstract No.7, Brazos County, Texas and also being a portion of a
called 37.06 acre tract conveyed to George McCulloch by H.E.Burgess and Daniel Russel
by deed recorded in Volume 133, Page 560 of the Deed Records of Brazos County, Texas,
said 37.06 acre tract also being that same tract formerly platted as George McCulloch1s
Industrial Area, an Addition to the City of College Station, Texas and being recorded in
Volume 138, Page 345 of the Deed Records of Brazos County, Texas; said 27.921 acres being
more particularly described by metes and bounds as follows:

as Luther Street for a distance of 173.43 feet to the PLACE OF BEGINNING:
THENCE: S 26052144" E - for a distance of 2575.93 feet to a point for corner said
point also being in the Northwesterly right-of-way line of the Southern Pacific Railroad
wye, said point also marking the beginning of a curve to the right;
THENCE: along said curve also being the Northwesterly right-of-way 1 ine of the
Southern Pacific Railroad wye, for a distance of 259.18 feet to a point for corner,
(curve data: central angle = 36039156", radius = 405.00 feet, tangent = 134.20 feet,
chord bearing = S 45006145" E, chord length = 254.77 feet);
THENCE: S 63026'4411 W - along the Northwesterly right-of-way 1 ine of the Southern
Pacific Railroad wye for a distance of 401.08 feet to a point for corner, 5~id point
also being in the Northeast right-of-way line of the abandoned I. & G.N. Railroad right-
of-way;
THENCE N 190 15'00" W - along the Northeasterly right-of-way 1 ine of the abandoned
I. & G.N. Railroad right-of-way, for a distance of 2577.76 feet to a point for corner,
said point also being in the Southeasterly right-of-way 1 ine of a county road known as
Luther Street;
THENCE: N 45011104" E - along the Southeast right-of-way 1 ine of the county road
known as Luther Street for a distance of 316.53 feet to the PLACE OF BEGINNING and con-
taining 27.921 acres of land more or less, from Heavy Industrial District M-2 to Apart-
ments Medium Density District R-5.
And, it is ordained that said changes shall become effective immediately.
