SUPPORTING INFORMATION
Explain or give evidence of the following:
(1) The changed or changing conditions in the area or in the City making
this zone change necessary:
(1) Market demand in housing has changed from segmented four-plexes
and duplexes to large-scale, high amenity package apartment projects.
(2) New proposed plan provides for greater flexibility in design,
increased landscaping',and open space free of public streets.

The zone change is in accordance with the Comprehensive Plan; or if it
is not, then why 1s the Pl an incorrect?
It is in conformance with Comprehensive Plan.
(3) All other reasons to support the zone change:
(1) Increased open space.
(2) Less util ities for publ ic maintenance.
(3) Increased flexibility for on-s ite des i gn and amenities.
(4) More economical site work and util ity scheme.

(5) Proposed configuration of large tract zoning decreases amount of
streets and public utilities, therefore enabling site topography
to conform to existing grades and conditions.
