AN ORDINANCE REZONING 9.30 ACRES OF A 100 ACRE TRACT OF LAND LYING AND BEING SITUATED
IN THE MORGAN RECTOR LEAGUE, BRAZOS COUNTY, TEXAS AS RECORDED IN VOLUME 289 PAGE
557 OF THE BRAZOS COUNTY DEED RECORDS AND BEING MORE FULLY DESCRIBED BY METES AND
BOUNDS IN THE BODY OF THIS ORDINANCE FROM SINGLE FAMILY RESIDENTIAL DISTRICT R-l
TO GENERAL COMMERCIAL DISTRICT C-l.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall at 7:00 P.M. on
Thursday, July 8, 1982 on the question of rezoning certain areas within the city
1 imi ts;
AND, WHEREAS, the City Council has determined the following:
To rezone or change the classification of the following tract of land lying and
being situated in the Morgan Rector League in College Station, Brazos County,
Texas and being more fully described by metes and bounds as follows:
Being a 9.30 acre tract or parcel of land, lying and being situated in the
Morgan Rector League, Brazos County, Texas and being a portion of a 100 acre
tract heretofore conveyed to the heirs of the Krenek Estate by partition deed
recorded in Volume 289, page 557 of the Deed Records of Brazos County, Texas;
and being more particularly described by metes and bounds as follows:

BEGINNING at the South corner of the aforementioned 100 acre tract, same
lying on the Northeast right-of-way line of Texas Avenue;
THENCE N 470 001 00" W along the Northeast right-of-way 1 ine of Texas Avenue
for a distance of 676.31 feet to the beginning of a curve to the right;
THENCE Northerly along said curve to the right for an arc distance of 79.99
feet to the end of said curve, same lying on the Southeast right-of-way line of
Southwest Parkway; (Curve Data: Central angle = 910 391 4911, Radius= 50.00 feet,
Tangent= 51.47 feet, the chord bears NOlo 101 06" W for a distance of 71.73 feet);
THENCE N 440 391 49" E along the Southeast right-of-way 1 ine of Southwest
Parkway for a distance of 504.76 feet to an iron rod for corner;
THENCE S 460 59' 5511 E for a distance of 731.05 feet to an iron rod for
corner, same lying on the Southeast line of the aforesaid 100 acre tract;
THENCE S 450 00' 0011 W along the said Southeast 1 ine of the 100 acre tract
for a distance of 556.52 feet to the PLACE OF BEGINNING and containing 9.30 acres
of land, more or less from Single Family Residential District R-l to General
Commercial District C-l.
And, it is ordained that said changes shall become effective immediately.
