SUPPORTING INFORMATION

(1) The changed or changing conditions in the area or in the City making
this zone change necessary:
The area bounded by Helch, F .M. 2818, F .M. 2154, and Southwest Parkway
has been steadily developing over the past several years at a logical
absorption rate. Other properties wi thin this area have developed with
a moderate mix of some high-density dwelling units with more

emphasis on moderate to lower density. The subject tract, currently
zoned A-O, is now at a point in time to be absorbed and used within the
over all planning of the comnuni ty . .'cJ
The zone change is in accordance with the Comprehensive Plan; or if it
~ not, then whiTs the Pl an ; ncorrect?
Yes, the request is within the Comprehensive Plan of over-all development
for the area. The request for R-4 (16 dwelling units) per acre could
be considered a lower density than the .eomprehensive Plan indicates
for this area.
(3) All other reasons to support the zone change:
The tract of land has been placed under contract by Mr. Tony Caporina. a
local builder/developer who is noted for his well-planned, quailty develop-
ments. Mr. Caporina' s ability to build projects with quailty and integrity
within this zoni ng (R-4) (J pn!'; i TY ,.7; 11 be a plus to the City, community,
