Regency South P. V.D.
We received the drawings back from Glen Thomas for the Regency South P. V.D.
After reviewing these plans, we determined that when this P.V.D. was approved,
the setback requirements for each lot was not determined as with current
P. V.D.'s. In this case, the builder will be able to build up to the property line as
long as the building does not have an overhang that extends onto the adjacent
property. The only drawings that I have are a tree survey, floor plans and a final
plat. If you need copies of these plans or have any questions please call me at

Regency South - Proposed P.U.D.#2 Site Plan
The P.R.C. met on July 27, 1982 to review site plans for the above mentioned
project. The P.R.C. recommends approval with the following conditions:*

Locate required firewalls where designated necessary by Building
Official.
Maintain 8 ft. clearance from the edge of any building to the utility
1 i ne.
Street or "drives" must maintain a 20 ft. clearance for emergency vehicles.
Suggest the possibil ity of parking on one side of street only, and making
one side a fire lane and so designate.
Check with Bennie Luedke concerning the acceptability of having sewer
(or other utility lines) under the pavement in the street.
Label to identify the access way on the back of Lots 10, 11 & 14.
Confer with Joe Guidry concerning street 1 ighting.
Confer with Joe Guidry concerning who is responsible for install ing the
conduit for utilities.
Check with Parks & Recreation Department concerning the acceptabil ity of
util ity wires overhanging park land.
Indicate guy easement where necessary next to util ity poles.
Include note on plat liTo Be re-subdivided at future date" on tracts not
developed at this time.
Furnish Separate Instrument which indicates a utility easement on the
4-plex side of this development.
*Any changes to the approved site plan must be cleared through the Office of
the Director of Planning.
