However, I did want to express my thoughts. I am .opposed to the rezoni.ng of Raintree, p\l1opertyfrom R-l to R.....3. This is a second re.....zoning. Previously a reques:t was made fora R-I rezoning. The request is not specific about plans. As of this date, I have been unable to locate a fi.led proper platt which shows access. Arguments concerning land topography are irrelevant until access issues can be resolved. This P'l1oposal significantly increases area density and traffic with extremely limited resources available. At the original zoning for th.e.R:aintree subdivision, the P & Z ( as seen in the minutes) allowed approval of the platt, only if no through traffic is permitted. I am requesting that each of you consider any conflict-of:-iiinterest issues whi'.ch could conceivable apply when consider- ing this rezoning request. This type of capricious rezoning allows for no quarantee'. as to future 'uses of zoned property to homeowners. Thank you fo'r your attentiontoth.is matter 4! %1- ) Ib ~~. {~''''<;j'''' City of College station posr OFFICE BOX 9960 1101 TEXf\S AVENUE COLLEGE STATION. 'TEXAS 77840 'June 4, 1981 MEMORANDUM FROM: Anne Hazen, Planning & Zoning Commissioner TO: Mayor Halter and Members of the City Council SUB"JECT: Rezoning request for Lots 1-14, Block 4, Raintree and fora 3.05 acre tract in Block 6, Sec. 4, ,Raintr'ee, acted upon at the P & Z meeting of May 21, 1981. Mr. Schultz has asked meta clarify my opposition to the R-3 zoning he requested. Mr. Schultz proposed to developat>R-l density but needs to have flexibility in order to use thenaturalterain'and save as many trees as possible. I am in total agreement with.: this therefore I would rather see the city allow a developer (in an R-F zone) . a variance to. our side and. . rear set. back require- ments in order to save:tre~s",and utilize higher ground'(i..e. in the flood areasesp.)-Providinghe.:.isdevelop'ing all the lots himself orin the case of the builder o"tmed 'lots,~;':that' the> builder oWnsall't~elotsgranted this variance. .
