Scott & White Request Concerning 511 University
Bland got a call from David Knupe with Scott & White asking
for a copy of a fire inspection report on the 511 University
Drive bldg. He told Bland Scott & White was looking at it
for office space. Bland turned this over to Brad. Brad
told Shirley it was for office and rehab. space so I looked
into the zoning/parking situation. The following is my
conclusion:
The site plan approved for the 511 shopping center includes
the building addressed as 511 University Drive. This
building together with the others in the center would
require 230 parking spaces at todey's ratio of one space per
150 square feet. The ratio in effect in 1980 when the
center was built was one space per 200 square feet. There
are 180 spaces provided on site. To conform with today's
ordinance 50 additional spaces would have to be provided.
Therefore the center is non-conforming relative to parking.
The proposed office space for Scott and White is a permitted
use in this zoning-district. The rehab. space is permitted
as well, but the parking required for this use is greater
than the ratio provided for the center. When uses that
require parking at a ratio greater than that provided for
the shopping center are proposed additional parking must be
supplied if there is not adequate parking available..
In this particular case, due to the vacant lease space
available there is no problem at this time. As the center
fills up again in the future this will become a concern.
If, in tIle flltllre, Scott and W!lit,.e wishes to illcrease the
area of the rehab space the City will look at the parking
situation at that time and assess the situation.
