Dear Jane:
As you requested. enclosed please find a schematic drawing of the Post Oak Mall
entrance marker sign that will be located in the entrance island off of Frontage
Road and also the Post Oak Theatre' sign that will be located in the entrance
island off of Highway 30 s (I h.ave marked. both locations in red on the enclosed
site plan).
During our last conversation' .you indicated that since the theatre was now being
located inside we no longer wou.ld have to approach the Zoning Variance Board
and you si.mply wanted me to submit these drawings to you for record$
Both signs will be fabricated out of the same, materials and general style, ie,
stucco, with letters and logo in relief It Th.e' overall dimensions of the sign will
be the same as indicated with only some possi'ble, slight variance in the lettering.
Please advise immediately should you have,any questions concerning these two signs
in that I will need approval from you for our files.

Asper our conversation on Wednesday, Nov. 4, 1981, each detached sign for
the Post Oak Mall mustbepl~ced a-minimum of ten (10) feet behind the
property-line as required by Section 8-D.6 of Ordinance 850. The allowable
height ofa detached sign is. a function of the distance it is placed from
the curb of the st't'eet t:owhich the sign is oriented ,as per Section 8-D. 9
of Ordinance 850. For example, if the t1all and Theatre signs are each to be
twelve (12) feet/high measured from the base of the sign, then each must be
placed at leastt~enty--four (24) feet behind the curb of-the street to which
each sign is oriented (if any sign is closer"to the curb or pavement edge
" than tW'enty(20).feet, no partiof the sign may be higher than four and one

These requirements:, in:'~t~rmsof'sign location' and h~ight must be met in order
to comply with ~he City's Zoning Ordinance.

Certain requirements coneernillg sign construction are called for in Sections
2302.1-2301.J.\of the . City's.. Bti:i.lding Code. The information required ,by these
secti.ons mustbestipplied by all Engineer and must accompany the request for a
building permit. Enclosed please. find a copy of the,se sections and if you
have any questions please contact Coy Perry, the BuUdingOfficial.

As you are probably aware, J.C. Penney has committed to becoming a part of the
Post Oak Mall. In that regard, we have made some slight revisions in th.e overall
site/landscaping plan. Please note on the enclosed three (3) copies th.e shaded
areas whi,ch represent the new landscaping configuration for the expansion of
Post Oak Mall. This landscaping will be homogeneous with what we feel is an
excellent landscaping job for the remainder of Post Oak Mall.
I would appreciate you reviewing this plan and if you approve, would you please
indicate so and return one set for my files?
I look forward to hearing from you soon as we continue to expand and improve
Post Oak Mall for the benefit of all.

Dear Jane:
I apologize for not answering your -letter of January l7th sooner, however, most
of the questions you asked will be taken care of in the future. Please let me
address the three (3) items that you mentioned, which I as.sume are the only items
that you had a question on. I will answer the items in the order you presented
them:
1. Th.e reason for the painted island on the Holleman Drive cor.ner of the J. C.
Penney store ( I assume that this was the island you questioned) is that this
island would conflict with the J. C.P.enney loading dock and we do .not feel that
it would be prudent to make that portion of the island landscaped, for we are
quite confident that this portion will be "run over" by delivery trucks. Please
note that all around there is amp1'e landscaping.
2. The new landscaping plan will be presented in detail upon completing. Although
we h.ave not,."se1ected a landscaping architect for Phase II, ,chances are we will
retain th.e same architect that we used for Phase I, thus insuring continuity of
numbers, types; sizes and location of plant materials.
3. You are correct in assuming that the shaded area in the. existing Phase I is
indicating existing landscaped areas. The only revisions would be the slight
revisions around Foley's which are due' to the change in shape of the Foley's
pad. If anything, these revisions would be increasing landscaping from existing
approved Phase I plans.
I will be back in touch with you as plans progress and as ,we proceed to finalization
of landscaping plans.
