Mayo, Jr., City Planner fOv- Elrey B. Ash II, City Engineer Vergil Stover, Chairman, P&Z Commission DATE: SUBJECT: November 8, 1978 Revi' ew of Proposed Sorortty House Plan for Conditional Use Permit Consi'deration The Project ReviewCommtttee met on Tuesday, November 7, 1978, to review the plan for the Kappa Alpha Theta sorority house proposed on Lot 4, Greek Village. Thi' s is the corner 1 ot bounded 5yMunson ,Universi'ty Oaks, and Athens. The following recommendati'ons were made: \ 1. The curb line could be moved' i'n two feet to allow the vehicle overhang to be loca:ted where the curD line is now shown. Thi s especi'a 11 y he 1 ps where a wall.is adjacent to the parking. 2.,~ The detail shows a 4" high curb. This is inadequate and should be higher. A <:foubl e li'ne i's shown for a 611 curb, but ft does not surround the entire par'ki,'ng lot. Wheel stops, at least, should be required. 3. The 4 'hi'gh screen fence, a long Munson could be acceptabl e wi th the appro- priatelandscaping. This landscaping should be shown. 4. The lighting shown should be speciftedby type, li'ghting level, and direc- tion. 5. The existtng fire hydrants do not g;tvethe requi'red 300 feet coverage. A ftre hydrant could' be located on the east stde of Munson ontheexi'sting 18111tne or a hydrant could be located on Athens Dri'v'e, which wi'll require a 611 li'ne to serve it. 6. The curb cut on Un'iversity Oaks is too close to the Athens Drive intersec- tion. W~ suggest relocatingft to Athens Drive. One poi.'nt that di'd not come up at the meeting was that the original permi't requi"red a screen fence along Domi'nfR_,Muns'on, and University Oaks for the sorortty- nouse. area.
