HomeMy WebLinkAboutMiscellaneous CITY OF COLLEGE STATION POST OFFICE BOX 9960 1101 TEXAS AVENUE COLLEGE STATION, TEXAS 77840 July 12, 1978 MEMORANDUM TO: Planning and Zoning Commission Jan-Wic Homes FROM: Project Review Committee: Al Mayo, City planner ~ Elrey Ash, City Engineer Vergil stover, Chairman, P&Z Commission SUBJECT: Plan review - office building, lot 23, Southwood Valley Section 3 The P~R.C. met ~ith Wick McKean and Steve Hanson on Tuesday, July 11, 1978, to review their proposed plan for an office building just off Texas ~enue. Any revised plans should be in the Planning Office by Monday, July 17. The following recommendations were made: (1) The plan is drawn upside down in relation to any official maps of College Station. This should be reoriented to avoid confusion. (2) The access and utility easement at the rear of the tract should be shown. (3) The dumpster is too far from the street and should be re- located. (4) Fire hydrants should be located to ensure adequate coverage (300 feet to all parts of any building as the hose lays). (5)~CQn~ider alternative locations of the curb cut nearest the intersection. Locate precisely the location of the existing oak tree in this area. (6) It might be more appropriate considering the size of the de~elo~ent to eliminate the intermediate islands in the parking rows and wideri.the spaces. (12) Add landscaped i~lands in the parking rows to provide a pedes- trian spline throrigh the center of the project and to break up the large parking areas. (13) The end islands should be about nine feet wide with some treatment shown. (14) The landscapi~g should be detailed.
