Ortega Planning and Zoning Commission FROM Project Review Committee ~ Al Mayo, City Planner r'w.- Elrey Ash, City Engineer Dr. Vergil Stover, Chairman, P&Z SUBJECT Parking Lot Review, LaQuinta Motor Inn The P.R.C.met with Mr. Ortega on April 11, 1978, to discuss the proposed plan for the restaurant and motor inn project located at the northeast corner of Texas Avenue and Live Oak Street. Basically the P.R.C. determined that the site has some problems due mostly to its width in relation to the size of the project. Specifically, thEr following recommendations were made to solve some of the problems. The curb cut on Texas Avenue is too close to Live Oak Street and should be relocated to the northern end of the frontage. We also recommend a wider curb cut designed to allow easier right-turning traffic onto the site. The trash collection area should be re- located near the restaurant, or provide two trash collection areas. The wheel stops in the parking spaces facing Live Oak Street and at the easternmost property line should be deleted, and move the curb to their location. In effect, this provides a paved parking space of 18 feet but the curb will act as the wheel stop to effectively still provide a 20-foot space. This two feet can then be landscaped with an appropriate ground cover. If the Commission accepts the deletiono~the eight-foot setback along Live Oak, then we recommend some landscaping of the right-of-way by the deve- loper. Mr. Ortega mentioned that they would have a more detailed landscaping plan by the meeting or before. The islands at the end of parking rows are, for the most part, undersized according to the ordinance which requires a 9' x 20' space with a tree. We suggested that the developer investigate the availability, if any., of the adjacent property to the north and east.
