Jones: The following is a list of requiremeIl,ts and recormnendations resulting from the Project Review Committee meeting held Wednesday, March 9, 1977. 1. Th~ 'proposed County Road is to be built to a point beyond the parking lot adjacent to the County Ro~d. The driving lane of this parking lot is to be continued to connect with the County Road, thus creating an adequate Fire Lane for this phase. Fire Lane requirements must be con- sidered in planning of future phases. 2. To ~erve all buildings within 150 feet of fire hose laying length, one fi~e ~y~rant will be located in the center of the pr'oject and one loc.- ated on the corner of the County Road and the. extension of Holleman Drive. 3. No storage will be allowed ~n any boiler room. 4. It i.s suggested that the interior walk system be redesigned to provide a more realistic line of access from parking area.s to living units. 5. Existing significant trees and shrubs should be located and identified on the site plan. 6. Proposed plantings should be identified by variety and proposed size at time of planting. 7. The storm drain in the parking lot adjacent to the County Road should be eliminated and drainage carried directly down the access drive to the County Road. 8. Percentage of lot covered by buildings should be indicated on the site plan. l ~, CITY OF COLLEGE STATION P 0 S T 0 F FIC.E BOX 9 9 6 0 1 1 0 1 1 e.x A S A V E N U E ,,.,.-:J..,.. .~ COLLEGE STATION, TEXAS 77840 March 11,1977 MEMORANDUM TO: Planning and Zoning Commission FROr.l : Project Review Committee Al Mayo, City Planner Elrey Ash, City Engineer Christopher Mathewson, Chairman, P&Z SUBJECT: Preliminary Review,WoodwayVillage, March 9, 1977 On Wednesday, March 9, 1977, the Project Review Committee met with the developers/applicant, Edsel Jones, to review the project plan for Woodway Village, a proposed 32 unit apartment project located on Holleman Drive west of the old railroad right-of-way and Wellborn Road. This is to be the first phase ofa much larger project proposed by Mr. Jones. Also attending the meeting was the Fire Marshal, Harry Davis. The following recommendations were made at the time, and a copy was sent to Mr. Jones the following day. Many of these changes will probably have been made by the meeting. The proposed "Future County Road" is to be built from . Luther Street to a point approximately 170' feet south of Holleman Drive to allow the extension of the parking lot drive nearest the county road to intersect at this county road. This would permit part of the drive to be. designated fire lane, which is necessary to conform the two buildings furthest from Holleman with the ordinance. The ordinance requires all of every building to be within 150 feet ofa public right-of-way or a design.ated fire lane. This requirement will have to be carefully considered in future phases. One fire hydrant must be placed at the Hol1eman- County Road intersection and one other must be located near the center of the site to comply with the fire hydrant ordinance, which requires a hydrant within 150 feet of hose laying length from all buildings. Additionally, no storage can be allowed in the boiler rooms. The catch basin shown in the parking lot for drainage should be eliminated to allow drainage do'WIl the parking lot drive to be extended to the County Road. Th~ percentage of lot coverage should be indicated on the site plan. MEMORANDUM, Planning and Zoning Commission March '11, 1977 Page 2 We would suggest that the sidewalk/bikeway design be modified to reflect a more realistic, usable system providing access between parking lots, living units, other areas of the site, and ab.utting streets. We have no objection to the parking lot design,. but we should consider in the future encouraging entrance and/or main drives to be designed without parking spaces having direct access to them. The landscaping plan should designate, as a minimum, .sizeand variety of existing trees and shrubs, especially if they are to be saved. Proposed p1antings should also be designated in a like manner. In the future, we will probab~y need details and/or infoima- tion sufficient to show how these plantings will be made, how screening fences will be built, where and how outdoor lighting will appear, etc. We will also need sign details if there are to be 'any for the proj ect .
