MEMORANDUM
TO: Planning and Zoning Commission
Charles Croft, Project Architect
David w. Drapela, owner
FROM: Project Review Committee
Al Mayo, City Planner
Elrey Ash, City Engineer
Chris Mathewson, P&Z Commissioner
SUBJECT: Project review for conditional use permit: Courtyard Apartments
TheP.R.C. met with the project architect on Tue'sday, August 16, 1977 to ..
review the project plans. Also present were Harry Davis (Fire Marshall)
?nd Rick Pleger (Urban Forester). The project will require at least
three fire hydrants on the .interior of the site and six inch lines for
service.
We would recommend islands to break up the long parking rows, and elim-
inate the first space at the westernmost entrance. A fourteen foot min-
imum height clearance must be maintained on trees overhanging parking
drives. A number of existing trees are shown. The landscaping plan
could show a detail of how the developer would intend to save these trees.
The property extends to Harvey Road (Highway 30). The vacant portion
of the site should be planned now for development, especially since its
depth is insufficient for good commercial development.
