Dear Commissioners:
We have reviewed the application made by Dorsey McCrory to construct
a duplex on the frontof'hisproperty at 308 Cooner in Co1~ege Station.
We were concerned with the nature and quantity of park~ng with the
existi,ng project and are even', more , concerned with the' park~ng for this
expansion. We oppose the project in its present form.
Our primary concern is that the 20' deep pull-in park~ng is not
adequate in 'view of the narrow width of Cooner and Nimitz streets. We
believe a minimum depth of 25 ft. from the property line to the back curb
of the parking area is needed. This, has worked quite well at our
Scholar's Inn apartments.
If this 25 ft. deep park~ng is provided, if a dumpster is provided
fo~ garb,ageso his tenants do not use ours, and if code requirements for
distance between bui1d~ngs and property line are met, we will not oppose
this project.
Even if this request is denyed,webelieve the miss~ng two park~ng
spaces for his exist~ng project should be required. Since only cars
can park effectively in the exist~ng 20 ft. deep spaces, many of his
tenants park on -the street mak~ng two:....way travel almost impossible.
