Also present were Mr. Culpepper, Andy Cronk, and Joel Potts. The following report will describe the PRC recommendations, all agreed to by Mr. Cu~pepper unless noted. The eight foot setback behind the property line ~ll have to be observed on Texas. Avenue and Dominik Drive. The main boulevard-type entrance must have the separation islands (two sides and center planted sections) extended to the C1l:Cb cut to forcoe traffic to move into the site before dispersing. The curb cuts should be. designed to allow high speed capacity exits from Texas Avenue. Typical designs were explained. by Dr. stover. This included the change in the "bulb" at the end of the median to a Unose" type design. The small rOlll1d island in the median will be omitted. One of .the curb cuts north or south of the boulevard entrance should be omitted. There are six double interior rows of parking running east-west adjacent to the .boulevard entrance drive. The .end islands must be increased in size to complJr .~th the ordinance. No interior islands or wheelstop.s~ll be re- quired, except that the northernmost two double rows which parallel the dri-ve in front of the smaller lease site must have a curbed island running the full length between the double rOv.TS. This area must also include some planting. The light standards should be moved to the end islands. q The parking row in front of the smaller lease site should have large end islands and at least two interior islands to allow safer pedestrian access. There are two double interior rows and one perimeter row of parking parallel to the main lease site. The perimeter row should have the interior islands omitted. The end islands on the interior rows should be enlarged and 'planted. The area between the double rows should have wheel stops or an equivalent for their full length. Interior islands can be omitted in the parking area in the rear o~ the site since this is primarily employee parking and service traffic. It is strongly suggested that Mr. Culpepper consider a rear pedestrian and bicycle entrance from University Oaks. Except as noted, the islands 'Will not be required to have planting. The plan, instead, proposes a planted boulevard entrance and numerous plantings bnTexas Avenue and Dominik Drive.
