MEMORANDUM
TO:
College Station Planning and Zoning Commission
Richard Smith, Richard Smith Company
Jerry Clement, EDI
FROM:
Al Mayo, City Planner, City of College Station
SUBJECT:
Project Review Committee Report: Boardwalk
On Tuesday, April 12, the Project Review Committee, consisting
of Al Mayo, City Planner; ElreyAsh, City Engineer; and Chris
Matthewson, P&Z Chairman, met with Jerry Clement, Richard Smith,
and J ~ W'. Wood to review the proposed parking plan for the
commercial project to be known as Boardwalk, located on Harvey
Road near Texas Avenue" The developers are requesting a variance
from the required eight foot front setback'in these places~ The
PRC would recommend the variances because o:e the well-,designed
use of an unusually' configured .site, the care shown to use the
existing large trees, and theunusual1y wide right-of-way (120
fe,et) on Harvey Road. The developers are also requesting a
,variance on two periphery.. rows of parking that are greater than
the allowable 20 spaces; that is, 22 and 24 spaces respectively,
The PRe would also recommend these variances~ . A realistic look
at the existing trees and foliage that will be retained in the
area of these two rows ,reveals that there will be no "sea of
asphalt" there. The Fire Marshal, Harry 'Davis, informed the
developers that a minimum height clearance of 14' would be needed
in the parking lot for fire vehicles. Apparently this will be
no problem.
The PRC not only recommends the plan, but would like to commend
the deverlopers and architects involved for a well-designed
scheme that makes good use of existing elements on the site.
