5-F.1. PURPOSE: This district contains land used for a variety.of
housing types~ primarily multiple family dwellings. This district
is designed to provide the widest range of housing types as well .
as the highest density ln the community. Particular emphasis is
placed on the residential development of types most appropriate to .
satisfy the housing demand generated by Texas A&M University.

5-F.3.A. Apartments and townhouses-rowhouses subject to the following:
5-F.3.A.l. PURPOSE: The purposes of this section shall be to:
1. Encourage a more. efficient use of land.
2. Reflect changes in the technology of land development' so
that resulting economies may inure to the benefit.of those
who need shel ter.'
3& Lessen the'~urden of traffic on streets and highw~ys.
4. Provide common open space for the utilization of the'district's
residents. '
'5. Encourage efficient use of l~nd ~sultlng in smaller net-
works of utilities and streets and thereby lowering development
and maintenance costs.: . -
6. Provide a procedure which can relate the type, design and
layout of residential development to the respe~ti~e site and
the particular demand for housing and other facilities at the
time of development and in a manner consistent with the .
preservation of property values within established residential

7. Provide for a more desirable environment than would be

5-F.3.A.2. DEFINITIONS: For purposes of this section of the Zoning
Ordinance, the following definitions shall apply:
1. Applicant The individual seeking a conditional use permit under
the provisions of 'this section of theZonirig Ordinance.
2. Common OiJen Space A parcel of,parcels of land or an area of
. water or a combination of, land and water within the site for
which a conditional use permit is sought. Said area is designed
and intended for the use and enjoyment of residents of the
proposed project.

the proposed ~ltiple family residential complex as it pertains
to the site for' which the conditional',us~ permit is sought. .
4. Project'Review'Conililittee;(PRC) A committee- composed of the
Director of Planning, the City Engineer~ and the Cha'innan of
the Planning and Zoning Commission, or- his/her design~ted alternate.",'

An Applicant shall contact the Department of Planning for' an initial
, feasibili'ty review discussion. ,~The Director of Planning shall provide

An Applicant shall file said application form with the Director of Planning. ~
Said form shall be supplemented with a blueline or blackline pinrt of the '
Project Plan, supportive materials and a legal description of the site
for which the conditi'on'al' use permit ts sought.. .
The Director of Planning shall ,notify the Applicant of the date, time
and place for the prel imtnary review of the appHcation by the Project' ,': .'
· Review Comm;ttee~ .
The Project Review Committee shall hold a preliminary review. The deli~
beration$ of the PRe ,shall be recorded and filed in the Office of the '."
· City Clerk. The PRe shall submit written recommendations to the Planning , .'
and Zoning Commission not less than three (3}days prior to the next , .' :'. :', .'
regularly scheduled meettng of the Commission. Failure of the PRC to ,. ,
either hold said review or to' submit the aforementioned- recommeridations . .
within the prescribed period shall 'constitute approval of the Project
Plan by the PRC.' In submitting said recommendations, the Project. Review

The Planning and Zoning Commission shall hold a public hearing for the
purpose of approving or denying the application for the conditional use
permit. In holding said public hearing the Commission shall follow the
procedure outlined in Sections lO-C.2.2 through lO-F of the City Zoning

Common Open Space.

with the Minimum Recreation Space Ratio provisions shown under
Section 5-0.5.2., page 23 of the City Zoning Ordinance.
The City of College Station may at any time and from time to time
accept the dedication of land or any interest therein forp~blic
use and maintenance. .' .

In the event that the project owner f~i)s to maintain the common open
space or fails to fulfill any other obligation imposed as a condition
relating to the provision of said common open space> the City may serve
written notice upon the owner~ setting forth the manner in which the
owner has failed to fulfill the aforementioned obligations. Said notice
shall include a demand that such deficiencies be cured within a specified
time. If such deficiencies are not cured within the specified time>
the City, in order to preserve the taxable values of the properties and
to prevent the common open space from becoming a nuis?nce an~liability
to the City~ may enter and maintain the same and perform tne other
a~ii~s rif the o~n~~until the owner shall again resume his/her 06ligations.
All costs incurred by the City of College Station in carrying out said' .
