All that certain tract or parcel of land lying and being situated in the
Robert Stevenson League in Brazos County, Texas, being all of that 15.35
acre tract conveyed to W.D. Fitch by deed recorded in Volume 332, Page
426 of the Deed Records of Brazos County, Texas; a part of that 30.03
acre tract conveyed to W.D. Fitch by deed recorded in Volume 323, Page
78 of the Deed Records of Brazos Coun.ty, Texas; a part of that 46. 6
acre tract conveyed to W.D. Fitch by deed recorded in Volume 335, Page
319 of the Deed Records of Brazos County, Texas, and a part of that
52.05 acre tract conveyed to W.D. Fitch by deed recorded in Volume 336,
Page 90 of the Deed Records of Brazos County, Texas, and being more
particularly described as follows:
Beginning at the most northerly corner of the said 15.35 acre tract at
the intersection of the present southeast line of the City of College
Station, Texas, and the southwest right of way line of Texas Avenue.

of way line;

Thence S 57 degrees 47' 32" W - 383.30 feet to the P.C. of a curve to
the right (R=1060');
Thence along the arc of said curve through a central angle of 20 degrees
59' 51" to the P.T. of said curve;
Thence S 78 degrees 47' 23" W - 603.26 feet to the P.C. of a curve to
the left (R=974.14');
Thence along the arc of said curve through a central angle of 12 degrees
25' 21" to the present southeast line of the City of College Station,
Texas;
Thence N 17 degrees 18' 19" E - 152.78 fee't along the present southeast
line of the City of College Station, Texas;
Thence along the arc of a curve to the right (R=1094.14') in a
northeasterly direction through a central angle of 7 degrees 10' 2211,
the chord of which bears N 75 degrees 121 1211 E - 136.88 feet continuing
along the present city limits line of the City of College Station,
Texas;
Thence N 78 degrees 471 2311 E - 68.31 feet continuing along said city
limits line;
Thence N 26 degees 55' 05" W 252.32 feet cQuntinuing along said city

Robert Stevenson and Crawford Burnett Leagues in Brazos County, Texas,
being a part of that 5.35 acre tract conveyed to Area Progress
Corporation by deed recorded in Volume 429 Page 772 of the Deed
Records of Brazos County, Texas, and a part of that 10.00 acre tract
described in deed to Area Progress Corporaton recorded in Volume 365,
Page 13 of the Deed Records of Brazos County, Texas, and being more
particularly described as follows:
Beginning in the southeast line of Southwood Valley section 4-A an
addition to the City of College Station, Brazos County, Texas, according
to plat of record in Volume 345, Page 351 of the Deed Records of Brazos
County, Texas, at the most southerly corner of Lot 2 in Block 20.
Thence N 42 degrees 341 17" E - 540.61 feet along the southeast line of
Southwood Valley section 4-A to the most westerly corner of that 0.62
acre tract conveyed to Tri-Supply by deed recorded in Volume 334, Page
138 of the Deed Records of Brazos County, Texas;
Thence S 40 degrees 391 13" E - 179.45 feet along the southwest line of
the said 0.62 acre tract and continuing to an angle point;
Thence S 32 degrees 121 28" E - 521.05 feet;
Thence S 57 degrees 471 32" W - 425.24 feet to an extension of the
northeast line of Longmire Drive;
Thence N 48 degrees 581 46" W - 280.61 feet along an extension of the
northeast line of Longmire Drive to a P.C. of a curve to the right
(R=984.221 );
Thence along the arc of said curve continuing along an extension of the
northeast line of Longmire Drive through a central angle of 15 degrees
571 06" to a P.C.C;
Thence along the arc of a second curve (R=704.511) through a central
angle of 1 degree 281 to the POINT OF BEGINNING and containing 7.29
acres of land more or less.
