College Station, Brazos County, Texas
Field notes of a 89,181 square foot tract or parcel of land lying and
being situated in the Richard Carter Survey, College Station, Brazos County,
Texas, being a part of Lots 4 & 5, Baock 2, University Oaks, Section One,
a subdivision in the City of College Station, plat of same being recorded
in Volume 274, Page 697, of the Deed Records of Brazos County, Texas, and
being more particularly described as follows:
BEGINNING at the iron rod set at the intersection of the northwest
right-of-way line of State Highway 30 with the southwest line of Lot 5,
Block 2, in the beforementioned University Oaks, Section One, said iron rod
being located N 450 42' 12" E a distance of 280.00 feet from a concrete monu-
ment found marking the south corner of said University Oaks, Section One;
THENCE N 440 17' 48" W along the southwest line of Lot 5, Block 2, in
the beforementioned University Oaks, Section One, for a distance of 191~OO
feet to an iron rod set for corner;
THENCE N 450 42 t 12" E across Lots 4 and 5, Block 2, in the beforemen-
tioned University Oaks, Section One, for a distance of 470~42 feet to an iron
rod set for corner in the southwest right-of-way line of Stallings Drive,
said iron rod being in a curve to the left having a radius of 995.52 feet;
THENCE in a southeasterly direction along said curve to the left for an
arc length of 91.14 feet to an iron rod set at the end of said curve, the
chord bears S 410 40' 28" E for a distance of 91.10 feet;
THENCE S 440 17' 48" E continue along the beforementioned southwest
right-of-way line of Stallings Drive for a distance of 100.00 feet to an iron
rod set for corner at the intersection of the said southwest right-of-way
line of Stallings Drive with the northwest right-of-way line of State Highway
30;
THENCE S 450 42' 12ft W along the beforementioned northwest right-af-way
line of State Highway 30 for a distance of 466.26 feet to the PLACE OF BEGIN-
NING containing 89,181 square feet of land more or less.
