HomeMy WebLinkAboutField Notes 6.638 Acre Planned Unit Development Tract "A" Richard Carter League, A-a College, Station, Brazos County, Texas Field notes of a 6.638 acre tract or parcel of land lying and being sit- uated in the Richard Carter League, Abstract No.8, and being part of the called 50.57 acre tract of land described in the deed recorded in Volume 302, Page 274, of the Deed Records of Brazos County, Texas, and being more particu- larly described as follows: BEGINNING at the fence corner found marking a west corner of the before- mentioned 50.57 acre tract, same being the most northerly corner of a 5.16 acre tract of land now or formerly owned by G. E. Madeley and described in the deed recorded in Volumel40, Page 492, of the Deed Records of Brazos County, Texas, said fence corner being in a southeast line of Beverly Estates Subdivi- sion to the City of Bryan, Texas, said Beverly Estates Subdivision being re- corded in Volume 98, Page 420, of the Deed Records of Brazos County, Texas; THENCE S 310 48' 16" E for a distance of 459.74 feet to a fence corner marking the east corner of the. said 5.16 acre tract, said fence corner marking an interior ell corner of the said 50.57 acre tract; THENCE S 440 30' 09" W for a distance of 449.49 feet to an iron pipe found for corner, same being the south corner of the said 5.16 acre tract and a west corner of the said 50.57 acre tract, said iron pipe being in a north- east line of the said Beverly Estates Subdivision; THENCE S 440 26' 21" E along a west line of the said 50.57 acre tra.ct, a distance of 455.15 feet for corner, same being in a northeast line of the Cooner Addition, said Cooner Addition being recorded in Volume 102, Page 151, of the Deed Records of Brazos County, Texas, same point being a west corner of a 9.920 acre Commercial Tract "A"; THENCE continuing along the common lines of the said 9.920 acre Commer- cial Tract "A" the following calls: N 480 42' 16" E 116.94 feet, N 300 44' 08" E 223.29 feet, N 440 47' 29" W 26.47 feet for corner in a curve concave to the north having a radius of 50.00 feet, said point being in the proposed right-af-way line of Chimney Hill Drive; KLING ENGINEERING AND SURVEYING BRYAN. " -........~:..... 6.638 Acre Planned Unit Development Tract "A" Page 2 THENCE along the proposed right-af-way line of Chimney Hill Drive the following calls: Northwest along the beforementioned curve for an arc distance of 126.11 feet to the end of this curve, the chord bears N 620 32' Ol" W 95.24 feet, N 090 43' 28" E a distance of 223.00 feet to the beginning of a curve concave to the southeast having a radius of 486.55 feet; Northeasterly along said curve for an arc distance of 103.71 feet to the most southerly corner of proposed Lot 1, Chimney Hill Addition to the City of College Station, Texas, the chord bears N lSo 49' 51" E 103.52 feet; THENCE along the common lines of the beforementioned Lot 1 and Lots 5, 6 and 7 the following calls: N 280 48' 47" W N 140 31' 10" W N 310 46' 43" W' 123.05 feet and corner, 290.95 feet and corner, 194.61 feet and corner, said point being the most westerly corner of the beforementioned proposed Lot 7 and being located in a north line of the said 50.57 acre tract, same being a southeast line of the beforementioned Beverly Estates Subdivision; THENCE S 460 00' 16" W along said 50.57 acre tract north line a distance of 244.50 feet to the PLACE OF BEGINNING containing 6.638 acres of land, more or less.
